Level-Access Wet Rooms Across South Yorkshire: What Accessibility Really Means (and Why It Matters Before You Start)

A wet room done properly is a different thing entirely
There is a version of a wet room that leaks within two years. The tiles lift, the floor never drains properly, and the whole thing ends up being ripped out. Then there is the version we install across South Yorkshire, from Barnsley and Sheffield to Rotherham, Wombwell, Hoyland and beyond. The difference is almost entirely in what happens before a single tile goes on the wall.
Level access wet rooms are the most common job we do. Paul and Malcolm between them have over 60 years in the building industry, and a properly specified, fully tanked wet room is something we have fitted dozens of times. This article explains exactly what that process looks like, why each stage matters, and what you should expect from any tradesman you bring in to do the work.
What does "level access" actually mean?
A standard shower tray sits proud of the floor. A level access wet room has no tray, no step, no lip. The floor is continuous and falls gently towards the drain. Walk straight in. That is the whole point.
It is popular for a few reasons:
- It suits anyone who finds stepping over a tray difficult, including older homeowners or those recovering from an operation.
- It makes a smaller bathroom feel larger because there is no visual break in the floor.
- It is far easier to clean than a tray with silicone edges that discolour over time.
- Large-format tiles, which we use on most of our wet rooms, look genuinely striking at floor level with no tray interrupting them.
The trade-off is that a level access wet room demands more preparation than a tray-and-enclosure shower. Cut corners on the prep and you will pay for it later.
The real work happens before any tiles go up
Floor build-up and the falls
To get water to drain without a tray, the floor has to slope. That slope is called the falls, and it needs to be built into the sub-base, not bodged on top with thick adhesive. On most South Yorkshire terraces and semis we work on, the first job is taking the floor back to the joists, re-boarding with a moisture-resistant board, and building the falls using a wet room former or a sand-and-cement bed. Get the falls wrong and water sits on the floor. It is that simple.
Tanking
Every surface that water can reach needs to be tanked. That means the floor, the walls to full height in the shower zone, and the junction between the two. We use a liquid tanking membrane, applied in multiple coats, with fabric tape pressed into all the corners and junctions while the membrane is still wet. This is what stops water getting behind the tiles and into your structure.
No tanking or cheap tanking is the single biggest reason wet rooms fail. We never skip it, and we never use a budget product on this stage.
Boarding and ceilings
Where walls are not solid enough to take large-format tiles, we board them out with moisture-resistant tile backer board. Most of our wet room installations in Barnsley and Sheffield also include lowering the ceiling and fitting recessed LED spotlights, which makes the finished room feel purpose-built rather than converted.
Tiling: where the room actually comes to life
Once the tanking is cured and checked, tiling begins. We do a lot of floor-to-ceiling tiling on wet rooms, often in large-format porcelain. A 600x1200mm or 1200x1200mm tile gives you fewer grout lines, which means less maintenance and a cleaner look. We cut mitred corners where tiles meet rather than using plastic trim, which gives a much sharper finish.

LVT flooring outside the wet zone
In a lot of our South Yorkshire wet room projects, the wider bathroom floor (outside the shower zone) is finished in LVT rather than tiles. It is warm underfoot, waterproof, and quick to lay. It also softens the look of an all-tile room if that is the direction you want to go.
First fix, second fix and snagging
A full wet room installation follows a clear sequence:
- Strip out the existing bathroom to bare walls and floor.
- Any plumbing first fix (moving waste, repositioning supply pipes).
- Floor build-up and falls.
- Tanking.
- Boarding walls and ceiling.
- Tiling.
- Second fix plumbing (fitting the drain, shower valve, sanitaryware).
- Electrics (lighting, shaver point, extractor).
- Furniture (vanity unit, mirror, accessories).
- Snagging: checking every joint, seal and fitting before we call it done.

How long does a wet room installation take in South Yorkshire?
A full strip-out and wet room installation typically takes between five and ten working days depending on the size of the room, the complexity of the tiling, and whether any structural work is involved. The tanking membrane needs time to cure before tiling begins, and that cannot be rushed.

Frequently asked questions
Can any bathroom be converted into a level access wet room?
Most bathrooms can, yes. The main consideration is floor depth. We need enough space below the finished floor level to build in the falls and the drain. In most South Yorkshire properties we have worked on, including older terraces in Barnsley, Wombwell and Rotherham, there is enough flex in the joist depth to make it work. Do I need planning permission for a wet room in South Yorkshire?
No. A wet room is an internal alteration and does not require planning permission. If your property is listed or in a conservation area, different rules may apply, but for the vast majority of homes across Barnsley, Sheffield and the surrounding villages, you can go straight ahead.
